What is the average monthly expenditure for a family of four in Montreal?
Q. I mean living as upper middle class. No excessive spending and a good neighborhood for kids. a three bedroom apartment. a van or mid size car.

A. So you just moved here from another country. You don't have a car or home and you are now making payments. Here is what to expect for a family of four:

HOUSING
========
5 1/2 room apartment (3+ bedrooms)
- West Island $1000-1500 per month
- St. Michel, St. Leonard, Rosemont $700-1200 per month
Prices are much cheaper off the island of Montreal, but then you will add travel time and expenses to get to work.

Lower price areas are Verdun, St. Henri, Ville Emard, Point St. Charles, Ville St. Pierre, and parts of Lachine. Most expensive areas are Westmount, TMR, Cote Saint Luc, and NDG.

TRANSIT
=======
If you plan to live or work off island, you will need a car or minivan for a family of four. On island, you may want to take public transit to work, so a car is not a necessity unless you plan to do a lot of travelling.

Monthly bus/subway pass: $65 per month
Midsize new car purchase: $500+ per month car payment or lease
Gas costs today: $1.17 per litre
40L or more X 4 weeks = about $200 per month
(If you work downtown and bring a car, be prepared to pay for a parking permit of over $100 per month)
You need basic car insurance $(500-1000 per year), driver's license ($100), and registration ($200).

GROCERIES
==========
Assuming a family of four eats a variety of home cooked meals (beef, chicken, fish, pork, pasta) and only eats out once a week:
$200-250 per week groceries
$40 per week for eating out
expect $1000-1200 for food per month.

UTILITIES
========
Hydro Electricity costs vary depending on how much you use. Check the website for rates, and perhaps you can compare to the consumption you have now. Houses in Montreal can be heated by hydro electricity, furnace oil, or natural gas. You will still need hydro for lighting, air conditioning, appliances, etc.

OTHER
======
There are also public school taxes, water taxes, schoolbooks for kids, clothing, perhaps school fees, etc.

As for good neighbourhood for the kids, the West Island communities are great for safety and community watch groups. The city streets tend to be less congested with cars and traffic than they are in places like St. Leonard, NDG, or Cote Des Neiges. There are also criminal elements that have entered the three places I just named, making them less desirable for families with young or teen children.

Also important to keep in mind that if your children received schooling in English in any other Canadian province, they are entitled to attend English schools in Quebec. However, if you are immigrating to Quebec and did not receive any English schooling here, the children will be forced to attend French schools. (Not sure if that applies also to private schools, in case you want them to have an English education). Starting kids who know nothing but English into a French language school can be quite a culture shock, and their grades will definitely be affected the first few years. Pre-school kids are less likely to be affected this way.

What would be the living expenses for a family with 2 kids in Ontario ?
Q. I am shifting to Canada, probably Ontario, I have 2 kids, what would be my monthly expenses.

Is there any advantages for a trilingual person to get a job, as I speak English, French and German.

A. Housing is very expensive in Toronto. If you plan on buying a house, expect to pay at least $400,000 - $600,000 for a basic 3 bedroom house.

If youre going to rent, you will likely pay at least $1,200 a month in rent. Food for a family of 4 will cost at least $800 a month. Its very hard to estimate living expenses for someone else, because everyone has a different standard of living that they expect. I wouldnt want to try to live in Toronto will less than $3500 a month for a family of 4.

Being trilingual is a big help if youre looking for goverment jobs in Canada. Good luck

Q. I do not want to hook the phone up to service but just use them as an intercom from upstairs kids bedrooms to the basement master bedroom. Is that possible or do you need to be plugged into a phone line?
Thanks!

A. how do you plan on ringing the other phone?

How to improve chances of selling a home?

Q. We've got a sign in the yards, and now an ad in the paper. We've had a few calls, but no one has come to look at it. We need to sell before the end of summer. We are 'asking' a certain price so we ARE allowing people to try to work us down in case we run out of time (it is a fair price; what the place is worth).
Anyways, the ad should begin running in the paper today. What can I do to this place to make it look more spatious and inviting? My BF is a pack rat; we've thrown away gobs and gobs of stuff, but still have a lot of things that should be in storage (we can't afford that). We've painted the back bedroom, and plan on painting the other 2 bedrooms, one of the bath rooms, and the laundry room. I've taken most of the pictures off of the walls to make the room look bigger (but now there's 2 big boxes taking up space in the back bedroom!).
Anyone have any tips or links for how to make the place look bigger and better?
I've watched a couple of TV shows on this subject. One one show, the lady wanted to make the home look 'homey'. The people told her that was not a good idea; she needed to make it to where people could picture their own furniture/things/ideas in the house. How can I do that??
I'd also like ideas for the outside of the house too.

A. We too are preparing to sell our home and don't have the money to do a whole lot. After watching numerous shows (By Me, Designed to Sell, Get it Sold etc). I've found two very important things that don't cost a cent but your labor. One is remove all clutter, personal items of decoration like kid's art on fridge, family pictures etc) and the other one is clean, clean, clean. Anything to make the bathroom/kitchen as sparkling as possible will pay off.

Other ideas to get the people in is curb appeal. Make your home as inviting outside as possible, well groomed, flowers etc. Then when people drive by, they will want to come in a see the inside.

Put pictures in your ads. And your email address (you can set up a free one just for responses).

Choose a title insurance company before you sell and they will help you with all the paperwork and frequently have standard forms you can copy.

How many kids can you babysit without having a liscence?
Q. I am wanting to babysit so I can be home with my two kids and be able to pay some bills.
Someone told me that you can have up to 5 kids without having a liscence. Is that true??? How many can you have with a liscence????
I don't have a room that could be designated for the kids so I wouldn't be able to have a Child Day care at my house. I know they make you have one room set aside just for the kids.
Any opinions would be great thanks.

A. Each state is different and you can find out the rules for your state at http://nrc.uchsc.edu/STATES/states.htm

This site lists the statutes and a contact but I think the easiest way would be to just call the licensing contact the site provides and ask them your specific questions. Most licensing divisions hold frequent orientation meetings for people looking for more information about getting licensed. To give you an idea though, in my state you can care for any amount of kids you want without a license for 30 days or less out of the year (this covers most casual babysitters). If you plan on running a full time daycare you can care for any amount of kids for one family other than your own. If you want to care for kids from multiple families then you need a license. You can get licensed for a max of 3 to 12 kids depending on ages and how much space you have. For example I could watch 3 babies or 12 school age kids if I had enough space. You don't need a specific room just for the kids. When they come to do the home visit and calculate the square footage they include any space that the kids would use. For example they include your kitchen, bathroom, family room, any bedrooms where you would put the kids to nap, etc. They would not count your storage room or attic or the master bedroom (unless you planned on napping people in there too) or any other areas that the children wouldn't use. So research your state and good luck!
