Buying a two bedroom condo with two kids?

My fiance and I both grew up in Los Angeles county. I grew up in the suburbs of Long Beach, in a very nice neighborhood. We want to buy a house where I grew up, but all we can afford is a 2 bedroom condo with a very small backyard. We have a 2 1/2 year old girl and a 1 1/2 year old boy. We live with my parents at the moment, in a 4 bedroom house, and they share a room. Our only other option is to live inland, where we currently live. We'd be able to purchase a 4 bedroom house for the same price. But, living inland has been a miserable experience for my fiance and I. But we also want to think about our kids. Help?!
I lived right on the borderline of Seal Beach. The only place within walking distance was a small shopping center with a 7-11 and a burger spot.

The 2 BR is a really bad idea. You need at least 3 BR as you really need to separate boy & girl into separate rooms. They need space to play, have their separate age-appropriate activities, different bedtimes, and soon the older will want to have friends come over, etc. You need to be able to separate them if one gets sick. You will outgrow that condo within a year, certainly no more than 2 yrs.

Rent a 3 BR apt, save up more down payment, then look for 3 or 4 BR. Or else look for a house in the same price range as that condo even if it not exactly the area you prefer. Also note that condos are a bad idea. HOA fees increase, often sharply & suddenly. In a declining market, condos usually drop sooner & faster than house prices, play space is limited, you are dependent on others for exterior maintenance & repairs. Neighbor problems are common. Condo is a bad idea, especially with small children. You really want a house, not a condo.

I have 2 boys (ages 7 & 4) that share a fairly large bedroom. I want to paint it with some cool design that they'll like now and when they get older. Any suggestions would be great.

The best ideas I've found for boys bedrooms are http://boysthemebedrooms.com/. There are some great themes that you can do by purchasing or making the items shown. I also found this site (http://www.decorating-kids-rooms.net/bedroom-themes-for-children.html) which talks specifically about "How To Create Bedroom Themes For Children That Grow With Your Child".

Right now it seems to be that for your 4 and 7 year olds, a pirate theme would be fantastic. Maybe paint a wall mural of a beach and sunset on one wall. Then as they grow older they can add things to it - like kids playing sports on the beach, pirate treasure in the sand, or just enjoying the peaceful scene.

You know your kids and their interests - have a ball with them and let them decide. My daughter loves pirates and Egyptians. So I'm focusing on the treasure and tying the two interests together that way.
